Strata Inspection Reports
The Property Inspectors provide a detailed report on the financial state of the Owners Corporation as well as all management matters and known or unknown building issues within a property.
A Strata Inspection Report will advise you of any planned works and proposed funding of the works that the Body Corporate has in train. In particular, it will examine the sinking fund and the strata management plan and budget.
The report also includes an assessment of the building and identifies any building defects which have not been incorporated into the sinking fund budget – therefore giving you peace of mind on potential increases in the building levies.
The Strata Inspection Report will cover:
- If there are any special levies planned for the future
- If there are any major works being planned or currently undertaken
- The amount that should be budgeted for levies and their approximate due date
- The current funds available in the sinking fund
- Are there any known or existing defect reports
- The name of the Insurance Policy and values within
- Public Liability and Workers Compensation Insurance policies
It is recommended that a building inspection and pest inspection be carried out with a Strata Inspection Report, as defects may exist to the building that are not known by the body corporate or the strata manager. This will identify any problems with individual apartments owned or being bought by the client, as well as issues in common building areas.

Strata Buildings Flood tests (Residential, Commercial, Strata Buildings, internal apartments)
To be billed out at $290 Per hour which includes a team of two people to carry out a site assessment and report to ascertain the possible entry point or cause of the water ingress within a building or apartment, there is a minion charge of 8 hours for the flood test and field notes to be supplied to the commissioning party minion charge is $2320

All fees are built up using the hourly rate of $300 per hour gst included, for all staff consultants and contractors doing field work, back office admin, design or reporting + all travelling time to and from site is billed out at $300 per hour.
